Approve your next draw in 10 minutes, not 4 hours

Composite builds a compliance checklist from your lease, lets your tenant upload documents to a shared portal, and cross-checks every waiver, invoice, and insurance certificate automatically.

For landlords and developers managing TI payouts, construction draws, or any project where you're releasing funds against documentation.

Every draw is the same fire drill

You get a Dropbox link or an email with 30+ attachments. Then it's on you to figure out:

Are all the lien waivers here — and do the amounts match?
Conditional for this draw, unconditional for the last one. For the GC and every sub above your threshold. One missing waiver and you're exposed to a lien.
Is the insurance still current?
You checked two months ago, but did the GC's GL expire? Did the sub add you as additional insured? Nobody tells you — you have to go look.
Does the draw add up?
Three draws in, two change orders, retention withheld on the first two — you need a spreadsheet just to verify the math. And if there's a mismatch, it's a phone call.
Where are you relative to the allowance?
Total committed, total funded, pending draws, retainage held, remaining balance. This should take one click, not thirty minutes with a calculator.

Every draw costs 2–4 hours. Across a portfolio, it's a full-time job you didn't hire for — and the lien risk doesn't go away just because you're busy.

How Composite works

1
Set your requirements from the lease
Tell Composite what documents you need per draw — lien waivers, insurance, pay apps, photos, whatever your lease requires. One-time setup. Changes anytime.
2
Your tenant uploads to a shared portal
No more Dropbox. Tenants (or their GC, or their PM) upload documents directly. Composite classifies each file automatically — COI, invoice, conditional waiver — and flags what's missing or mismatched.
3
You review and approve in minutes
Every draw comes with a compliance checklist. Green means received and verified. Yellow means there's an issue. Red means it's missing. Approve with one click. Export a clean PDF package for your records.

Your tenants, PMs, and GCs use it too

The PM side of Composite gives your project team real tools — not just a portal to dump files into.

Questions we hear

What if my tenant won't use it?
They will — because it makes their life easier too. Instead of guessing what you need, they see a checklist. Instead of emailing files back and forth, they upload once. Most tenants prefer it because they stop getting bounced back for missing documents.
Can I use this on a deal that's already in progress?
Yes. You don't need to start a project from scratch. Set up the project, enter what's been funded so far, and start tracking from the next draw forward.
How long does setup take?
Under 10 minutes for a single project. Create the project, configure your checklist, invite the tenant. That's it.
This isn't just for retail, right?
Correct. Office, industrial, medical, restaurant, mixed-use, ground-up — any project where you're releasing funds against documentation. The compliance checklist is fully configurable.
What does the AI actually do?
When documents are uploaded, Composite reads each file — classifies it as a lien waiver, invoice, COI, pay app — and extracts the key data. Then it cross-checks: waiver amounts against invoices, insurance limits against your requirements, draw totals against the SOV. You review the flags; the AI does the digging.
What about security?
Documents are encrypted at rest and in transit. Every organization only sees their own projects. Tenants can't see other tenants. Role-based access throughout.
